About this calculator

Carpet, built-up and super built-up

The same flat has three different areas, and quotes rarely say which one is being used. Carpet area is the usable floor inside the walls. Built-up area adds the walls and balcony. Super built-up area adds your share of lobbies, staircases, lifts and amenities, and is typically 20% to 35% more than carpet.

A rate of ₹8,000 per square foot on super built-up area is a very different price from ₹8,000 on carpet area. RERA requires carpet area to be disclosed in the agreement, so ask for the carpet figure and work the rate out on that. This page shows both, along with the loading percentage between them.

The rate is not the price

Stamp duty and registration add several percent depending on the state, GST applies on under-construction property but not on a completed one with an occupancy certificate, and parking, club membership and maintenance deposits are charged on top. Added together these routinely raise the real cost per square foot well above the headline rate.

Stamp duty is normally charged on the agreement value or the state's ready reckoner rate, whichever is higher, so a low agreement value does not always reduce it.

Common questions

How do I calculate price per square foot?

Divide the total price by the area. Make sure you know whether the area quoted is carpet, built-up or super built-up, because the three give very different rates for the same flat.

What is loading in a property quote?

Loading is the gap between super built-up and carpet area, expressed as a percentage. A 30% loading means you pay for 1,300 square feet to get 1,000 usable.

Is GST charged when buying a flat?

GST applies to under-construction property. A completed property with an occupancy certificate is treated as the sale of immovable property and does not attract GST, though stamp duty and registration still apply.

How much is stamp duty on a flat?

It varies by state and is typically a few percent of the value, with registration charges on top. Several states offer a lower rate where the buyer is a woman. Check your state's current rate.
